A Look at Our Progress


Construction of Placer One’s major infrastructure and residential villages is underway, starting with Phase 1A.

Phases 1B backbone road construction is targeted to begin this summer, with landscape design for Phase 1C to occur concurrently. Phases 1B and 1C will include sites for multifamily development, smaller-lot single family homes, an active adult community and the first site within the Town Center.

Final completion of design for Phase 1A parks and design for Phase 1C paseos is also projected to wrap this summer, with construction planned to begin in 2025. Design for open spaces within Phase 1A and Phase 1C has begun.

Phase 1A will produce the first completed model homes, projected by Q3 2025.

Street and Infrastructure Development

A series of regional sewer lines benefitting Placer One and the Sunset Area Plan north of Placer One is being installed this year and during 2025.

Large segments of two arterial roads are also being paved: a new segment of Sunset Boulevard and a new segment of Fiddyment Road.

Home Construction Development

Model home construction is expected to begin in early 2025, although market conditions may affect the final start date. Taylor Builders is installing local streets and utilities in this area to support future construction of homes.

Phases 1B and 1C, currently under design, will expand the variety of housing options including affordable housing, high-density sites, medium-density housing and an active adult community. These areas will also feature several parks, paseos, and a Placer One Welcome Center.

Sacramento State Placer Development

Placer One has a major focus on education. At its core is Sacramento State Placer, a 300 acre collaboration between Sacramento State and Sierra College. The California State University Board of Trustees has approved the master plan and the Placer County Board of Supervisors has allocated $2.5 million to move forward with the design of the County Forensics Lab.

When the campus first opens, it can accommodate 1,500 students. In the current master plan, the campus is planned to accommodate 12,000 Sacramento State and Sierra College students. In addition to a regional forensic lab and academic buildings, the campus will include a conference center, a performing arts building, a library and more.

Traffic Changes Due to Construction

The Placer One team on behalf of Placer County is installing a new trunk sewer line to serve the Placer One project and anticipated development in adjacent areas. As part of this project, northbound N. Foothills Blvd. starting at W. Sunset Blvd. and continuing to Athens Ave. will need to be closed. That closure is expected to start on August 8, 2024, and run through the end of November 2024. We continue coordinating closely on this project with County staff, which has approved the traffic control plan that includes extensive signage in that area.  Southbound N. Foothills Blvd. will remain open during the construction activity.
