Convenient Location


This vibrant community is located in Western Placer County, one mile west of Highway 65 in the southern portion of the Sunset Area Plan and abutting the City of Roseville to the south. Placer One is also close to Rocklin (east), Lincoln (north), Sacramento (southwest) and the Sacramento International Airport.

Nearby are amenities such as regional shopping centers and entertainment, several golf courses and Thunder Valley Casino Resort. The largest alpine lake in North America, Lake Tahoe, is about an hour and a half drive from Placer One. In addition, Placer One is accessible to numerous major medical providers.

Future University Center


Placer One covers 2,213 acres, including the future 300 acre site of Sacramento State Placer, which is being developed in collaboration with Sierra College. This Sacramento State satellite campus will give students one place to complete their community college studies and transfer to Sacramento State without switching campuses.

Approximately 5 million square feet of commercial and retail uses, including The Broad, a mixed-use Town Center.

Approximately 334 acres of parks including innovation recreation facilities.

Right-of-way for Placer Pkwy that will connect HWY 65 (which links Roseville to Rocklin, Lincoln and Marysville) to HWY 99 in Sacramento.

Placer One is meant to be a central place for perpetual progress in the county. With a university, job center, urban town center, top recreational amenities and wide, beautifully landscaped streets, these neighborhoods will be near the best of Placer.

A Work Center for the Sunset Area

With much of the infrastructure already in place, Placer One is well-positioned to move towards this goal. The heart of Placer One is envisioned to be a large, central job hub for the Sunset area, benefitting the surrounding communities, including Lincoln, Rocklin and Roseville along Highway 65.

A University Plus Corporate Campuses

Planners have designed this area to educate the community for high-demand professions with the Sacramento State satellite campus and provide a place for corporate campuses to thrive, including professional offices, research and development businesses and light industrial uses.

Shopping Centers

A Town Center has also been incorporated into the community design to give residents, employees and students a central place to shop, dine, work and enjoy life. There is also a designated area for a grocery store-anchored shopping area. In short, Placer One’s purpose is to create the framework for higher-education families to enjoy a healthier lifestyle in its more than 5,000 homes in beautifully landscaped neighborhoods.
