Placer One is in Placer One, CA, about 30 miles northeast of Sacramento, just north of Roseville and west of Rocklin, off of the Highway 65 corridor.
Placer One is an unincorporated community in Placer County, CA. The “Placer One” designation is an official community name approved by the US Board of Geographic Names and USPS in 2026 and established for addressing purposes within the Placer One Specific Plan area of unincorporated Placer County. This designation creates a unified and recognizable identity for the overall development as it builds out over time. In addition, establishing a distinct community designation helps ensure greater accuracy and consistency for emergency response, navigation, and public services as the area continues to develop.
Placer One is a critical component of the larger Sunset Area Plan, in unincorporated Placer County, located between Roseville, Rocklin, and Lincoln. Since the 1990’s, the County has been thoughtfully working to create and sustain this area as a regional economic hub. The County has invested tens of millions of dollars to provide regional infrastructure and transportation to facilitate the success of this area as a mixed-use destination with housing, a university, permanent open space, parks and trails, retail shopping, businesses, manufacturing and research & development. This level of investment has required, and continues to require, multiple unique partnerships between the County, the CSU, Placer One, federal agencies, and other local agencies, and could only be accomplished in Placer County.
Many zip codes don't align perfectly with any one city or community. Placer One used to be part of three different zip codes, each of which overlapped with Roseville, Rocklin, and/or Lincoln. In 2026, the USPS adjusted the boundaries of the 95747 zip code to include all of Placer One (and online maps should be adjusted sometime this year to reflect the updated boundaries). This zip code now contains portions of the City of Roseville and all of Placer One. The physical post office serving Placer One residents is located in Roseville, but USPS considers Placer One homes to be within Placer One, CA 95747.
Placer One is located in the Roseville School District and includes grades K-8 and the Roseville Joint Union High School District includes grades 9-12. Placer One has two school sites located within the master plan, both of which can accommodate lower schools (K-5 or K-8). The Roseville City School District will ultimately decide when to construct these school sites. We are working with the school district to open the first school as early as 2030. In the meantime, students will attend the elementary, middle, and high schools selected by each school district: RCSD for K-8 and RJUHD for 9-12.

Four parks will be developed over the next two years. The first park , Scholar Park, is scheduled to open in 2027. Hawk's Perch Park, a neighborhood park ,will begin construction this summer and will take two years to complete. The remaining two pocket parks will begin construction in 2027 and each completion in 2028. This map shows the location of these Phase 1 parks.
